Dallesport resort moving forward

Draft supplemental EIS available for review

The roughly 541-acre Sundoon Development Master Plan Resort in Dallesport is moving forward in the planning process now that a draft supplemental environmental impact statement has been made available for public review.

The mixed-use project, according to proponent Roseland Property Group LLC, will include a public 18-hole, links-style golf course and golf support center, trails and four areas of residential, commercial and recreational development.

Klickitat County planners said the purpose of the draft supplemental EIS "is to evaluate the project's environmental impact consistent with the State Environmental Policy Act (SEPA)."

The Sundoon draft supplemental EIS is intended to supplement the 2001 Dallesport Area Wastewater Treatment System Final EIS, as per the SEPA requirement that planners consider and incorporate applicable information from previous planning documents.

Public comment on the Sundoon draft supplemental EIS will be accepted by the county planning department until 5 p.m. on Jan. 24, 2011. All comments must be in writing and received during the comment period will be reviewed and considered in preparation of a final supplemental EIS.

Among the features covered under the Sundoon Development master plan resort are:

The Vineyards, with up to 200 single-family residential lots, 10 multifamily units (10 per building), 85 single-family cottages and a 250-unit self-storage facility;

The Villages, which would comprise a 15,000-square-foot community center with swimming pool, a 15,000-square-foot Village Green with a swimming pool and recreation and support structures, a commercial district with up to 25,000 square feet of commercial and/or light retail facilities, an inn with up to 150 units and a 15,000-square-foot conference center with two restaurants;

The Meadows, which would consist of up to 33 single-family dwellings, 30 duplex townhouses and a 15,000-square-foot recreation center with swimming pool;

The Bluffs, an area housing up to 21 single-family homes, 14 four-plex townhomes and a 15,000-square-foot recreation center with swimming pool;

The Golf Support Center with up to eight structures, including a golf shop and cart barn, plus maintenance, shelter, restrooms and support facilities.

According to planning documents, "These areas will be connected by internal roadways and walking/bicycling trails. There will be two entry points to The Vineyards, one from Tidyman Road, and one from U.S. Highway 197. The Meadows will have an entry on Dallesport Road, and there will be a new roadway leading from Dallesport Road to Golf Support Center and The Bluffs. The development area, including roads and parking, is estimated to cover approximately 90.7 acres, leaving about 461.2 acres for golf course and open space. The golf course will irrigate and maintain approximately 92 acres."

Copies of the Sundoon Development draft supplemental EIS is available for public review at the Klickitat County Planning Department, 228 W. Main, Goldendale; and at the White Salmon Valley Community Library, Town & Country Square.
